Property & Landlord Accountants
Section 24, SPV structures, CGT on disposals, HMO and holiday lets — handled by an accountant who works with landlords every week, not once a year at self-assessment time.
Speak to a real accountant about your properties, structure and tax position.
Who this is for
Built for landlords with one property or fifty.
From a single buy-to-let in personal name to a portfolio inside an SPV, the tax rules have changed and they're still changing. We keep up so you don't have to.
Sound familiar?
The problems we solve every week.
Property tax is a different game to running a trading business — and most general accountants don't get into the detail.
Section 24 destroying your tax bill
Higher-rate relief gone, mortgage interest only a 20% credit. The numbers don't look like they used to.
Personal vs SPV — wrong structure
Properties in the wrong wrapper costing thousands a year in unnecessary tax.
CGT on disposals not planned
Selling without using allowances, lower-rate bands or spouse transfers leaves money with HMRC.
60-day CGT return missed
Late filing penalties on property disposals are now common — and entirely avoidable.
No clear yield or ROI per property
You know the rent, but not the real net return after tax, voids and finance.
Self-assessment a yearly scramble
Receipts, agent statements and mortgage interest dug out every January. There's a better way.
What we do
A finance function built around a property portfolio.
Self-assessment for landlords
Personal property income, mortgage interest credit, expenses and capital allowances handled properly.
SPV / limited company accounts
Year-end accounts, corporation tax, director profit extraction and confirmation statements for property companies.
Section 24 & structure reviews
Personal vs SPV modelled with your actual numbers. Spouse transfers, incorporation relief and gearing strategy reviewed.
Capital Gains Tax planning & 60-day returns
Gains calculated, reliefs claimed, 60-day CGT return filed on time. Disposals planned across tax years.
HMO, FHL & serviced accommodation
Specialist rules on FHLs (and the April 2025 changes), HMO costs, and short-let VAT thresholds dealt with correctly.
Portfolio bookkeeping
Xero or property tools set up per property — rent, agent fees, mortgage interest, repairs and capital items split cleanly.
Inheritance Tax & succession
Property portfolios passed down properly — trusts, family investment companies and gifting strategies reviewed.
Refinance & lender reports
Clean accounts and rental schedules ready when you remortgage or scale the portfolio.

Common Questions
What does a property accountant cost, and can you take over from my current accountant?
We work on fixed monthly fees quoted from your portfolio size, structure and how much bookkeeping you want us to do — business pricing is on our pricing page. You can switch accountant at any point in the year; we handle professional clearance and collect your records.
Should my buy-to-let be in my personal name or an SPV limited company?
It depends on your tax band, gearing, exit plans and whether you're growing the portfolio. Since Section 24, higher-rate landlords with mortgaged properties are often better off in an SPV — but transferring existing properties triggers CGT and SDLT. We'll model both routes with real numbers before you decide.
Can you handle Section 24 and the mortgage interest restriction?
Yes. We calculate the 20% basic-rate tax credit correctly, plan around the loss of higher-rate relief, and look at SPV structures, spouse transfers and timing of property sales to keep the tax bill under control.
Do you do HMO, holiday let and serviced accommodation accounts?
Yes — HMO licensing impact, FHL rules (and the changes from April 2025), capital allowances on serviced accommodation, VAT thresholds on short-stay lets, and Airbnb/Booking.com reconciliation all handled.
What about Capital Gains Tax when I sell a property?
We calculate the gain properly — base cost, improvements, reliefs, annual exemption — file the 60-day CGT return on time, and plan disposals across tax years to use both spouses' allowances and lower-rate bands where possible.
Can you sort out a portfolio that's behind on bookkeeping?
Yes. We reconstruct rental records from bank statements, agent reports and HMRC data, get you back into compliance, and set up clean monthly bookkeeping going forward — usually in Xero or a property-specific tool.
Are you based in Essex? Do you work with landlords across the UK?
We're in Brentwood, Essex, and look after landlords across Essex, London and the rest of the UK. Cloud bookkeeping means location doesn't matter — but we're happy to meet in person if you're local.
